Old Fort is a small town located just east of Black Mountain. Because of its location in McDowell County, property taxes are typically lower than those in Buncombe County. Many Old Fort residents choose this area because real estate prices are substantially less expensive than those in Black Mountain, Swannanoa, and Asheville. Due to its small size, the Town of Old Fort offers fewer amenities than surrounding towns, so it’s quite common for homeowners to commute to Asheville or Black Mountain for work, school, and shopping. Additionally, real estate in Old Fort is conveniently located for people who work in Marion to the east.

Land in Old Fort is also more affordable, and for the most part is minimally restricted. McDowell County only has zoning in certain areas, and much of the land around Old Fort is not zoned. Other than a few deed restricted subdivisions, Old Fort offers a lot of flexibility for land use.
