This past year was quite a year for Asheville and Black Mountain real estate. In the more affordable price ranges, homes sold almost as quickly as they were listed. And the upper price ranges saw an increase in the number of sales. We’ve put together some graphs of some of the more common indicators, and then broken them down by areas and price ranges. We’ll look at Asheville, Black Mountain, and Buncombe County as a whole.
We’ll look at several indicators, including Sales Price, Number of Sales, Inventory, Days on Market, and Price per Square Foot. Residential market statistics are based on single-family residential sales, and they include single-family homes, townhomes, and condos.
To see the actual figures within each graph, mouse over the colored lines. Whenever a percentage increase or decrease is shown, it is representative of the change over the last 12 months (December 2016 – December 2017). However, the graphs show a full 3 years of data, in order to show a longer-term trend.

Interestingly, the number of closed sales dropped slightly, while prices increased. This could be due to the lack of inventory, as shown below. Over the years, I’d say the number one complaint I’ve heard from both buyers and buyer’s agents is that there aren’t enough homes to choose from. That leads many buyers to spend a year or two (and sometimes more) in their home search as they wait for the right home to come on the market. This is especially true when the buyer is looking for a vacation home or retirement home, or any situation in which there is no urgency to buy.
